1)These regions are strictly residential with structures no more than 20 meters high in total. Sky boxes must be placed at 500m or higher. Structures must be a minimum of 4m from any lot line, and must not block waterways in any way..

2) These sims have a Mature rating. This rating comes with the premise that it is to be considered a family area with mature content to be kept in the confines of ones home.

3) We request no selling, stores, billboards or signs and no commercial ventures of any kind, including property rentals. Note: If you would like to have a commercial venture, please consult management, as we do have commercial sims as well. For sale signs on your property are acceptable provided they do not rotate, hover, or otherwise impede the view, or island atmosphere for your neighbors. We have approved for sale signs available.

4) Homes and other structures must be kept within the boundaries of ones own land.

5) Landscaping must not hang over, or otherwise encroach, on a neighbor's property. This includes "grass" platforms that extend to the edge of the land. Remember, these are tropical islands. If you are inclined to have a "lawn", platforms above 500m are acceptable.

6) All terraforming must be approved by management.

7) Waterways must be left intact and clear for residential boating use. (No land vehicles) Water ways are for boating only and must be a reasonable size for waterways no huge yachts, disputes to be decided by member of management.)

8) Land parcels must not be divided or joined, and may only be sold as a complete plot.

9) There are to be no sandboxes.

10) These are resort communities; please keep the architecture and landscaping in tune with the area. Estate Management (Ikonn Giano) will have final say in any disputes.) i.e.: no castles, medieval structures, tree houses, gor'ish structures or anything else not in tune with a resort community.
No eyesores. Common sense dictates what an eyesore is, and the final decision is up to the estate managers. Please ask yourself "Would my build be allowed in a real life desert island paradise". If the answer is yes, then you should have no problems. Please ask an estate manager if you have any queries over this.

11) Please be considerate of your neighbors when using scripts or scripted objects, management reserves the right to insist on any script or scripted object be removed.

12) Only approved security scripts (approved scripts are ones that you have asked Ikonn Giano about and we gave you permission to use in writing) are allowed. If you have a concern, please consult with management about placing any offenders on the Estate ban list. Please only use Access bans as a temporary measure, and talk to us about other solutions. There should be no security fences on any property. This is a free flying environment and all air and waterways MUST be left open for everyone's enjoyment. Ban lines constitute immediate reclaim of property to be returned to the owner for a L$2500 fee.

13) These regions are to be a safe place to live and play; no harassment, stalking, littering or other anti-social behavior.

14) You are responsible for the behavior of any guests that you invite to the region.

15) These are not combat regions, therefore combat is prohibited. Please leave your parcel set to 'Safe (no damage)', and no pushing.

Monthly land tier fee must be paid via Lindens directly to Ikonn Giano or via the tier box on your lot within 24 hours of land purchase or the land will be reclaimed with no refund provided. Paypal option is available.
